Most Shanghai leases come unfurnished. Rent the bed. Ask about a dryer at the viewing — washers are common, dryers are not. Broadband is a separate contract from the meters. IKEA fills tables; Western mattresses still fail.

Western mattress, sofa depth, a dryer.
Most Shanghai leases are empty. For a two-to-three-year posting, renting the bed, sofa and laundry usually beats buying and shipping it home. IKEA’s official store list names Xuhui (126 Caoxi Lu) and Beicai (550 Linyu Lu). Those rooms still fail on a Western mattress and a dryer. Employer framework suppliers come first — ask HR. Old lane houses: service lift and drilling permission, or the rental truck cannot finish. Flower streets and framers are field notes, not a frozen map. Japanese ofuro and washitsu are a different card.

Gubei phase one and some villas were built with ofuro and washitsu. Many have been renovated into a Western shower. First look in the bathroom. Do not write “Japanese house” on a listing without a photograph from this visit.

China AQI and a US widget are not the same ruler.
HJ 633—2026 took effect on 1 March 2026 and tightened PM2.5 / PM10 limits, so the AQI calculation moved with it. Look at Shanghai’s own category (Good / Moderate / …). Do not compare the integer on an iPhone widget with the Chinese release. The live page says automatic-station data is unverified. A villa with fresh-air plant is a plus. It is not “this corridor has better air.” Ask at the viewing who changes the filters, and whose bill it is.

Food is wet. The bag is dry. Batteries are hazardous.
Shanghai residential waste is recyclable / hazardous / wet / dry. The ordinance’s English translation and the 2024 sorting guide are the structure: strip packaging from food, drain it, put the plastic bag in dry waste. Lane houses run timed points — miss the window and you wait. Villas have a compound bay, and neighbours watch. Serviced desks collect, but you still need the four classes. Fines land on the flat, and the mood of the deposit.
Housing German households treat this as civilisation. Korean grilling and French kitchen scraps fail if wet and packaging stay together. Ask before week one, not after a volunteer stops you.

Photograph the reading. Keep the account number.
A tenant is not the title holder. Do not join the “utilities transfer with the property deed” queue — that one-stop process is for owners. On move-in day photograph meter numbers and readings: water, electricity, hot water, gas. Ask whether you pay in Alipay / WeChat, through the management office, or an app. Get the account number off a bill. Serviced rates often include a cap; ask what happens above it. Villas: air-con load and whose name is on the gas boiler. Broadband is a separate contract.

Shanghai air is wet. The balcony is a compound rule.
Ask at the viewing: washer in the unit or a shared room; drain and floor gully; a dryer bay — vented or condenser, and whether you may drill; balcony hanging and whether outward poles are banned; villa laundry room and which gate takes dry-clean. Serviced “laundry included” is often a bag, not your machine. IKEA can drop in a unit and still fail on Western capacity and exhaust. Huacao without a goods-lift plan should rent a set that already dries. An ayi washes cotton. Wool and suits go out. Hotel laundry is visiting-parent money.

Not the water-electricity-gas queue. Not a mobile SIM.
The tenant is not the title holder. Some shops want the landlord’s paper. Ask whether fibre is already in the wall — lane houses may only have an old copper box. China Mobile, Unicom and Telecom run home lines as well as SIMs; it need not be the same company as your phone. Pay in WeChat or Alipay, or fold it into rent; keep the account and the end date. Villa gates: which booth lets the engineer in. Serviced usually includes the line. This page does not sell a way around network rules.
