Renewal negotiation and market benchmarking
Year two is when households stay because moving is hard, and landlords know it. Start sixty days out. Benchmark only against deals we have checked, or a written asking price.
- 01
Ask HR whether the allowance is still there, in which currency, and whether the residence permit must stay on this address.
- 02
Ask the family whether the school bus still stops. A campus change is not a default renewal.
- 03
Compare the same corridor, layout and fit-out year. If we do not have a sample this week, we say so.
- 04
Serviced renewals follow the brand contract. Do not mix that script with a private lease.
- 05
Rewrite fapiao, deposit, pets and the live-in ayi in the addendum. “Same as before” out loud is how clauses disappear.
Housing Jinqiao / Biyun: tenants have been negotiating harder — still need a sample. Qingpu villas: is the company still willing to pay for the campus. Gubei / Korean households: moving costs are high, and landlords know.
Living & leaving
- Fapiao for your housing allowanceHousing allowance is reimbursed against a fapiao. WeChat transfer screenshots often are not enough. Ask at the viewing who the lessor is.
- Move-out inspection and deposit recoveryThe leaving week stacks furniture collection, the ayi’s last wage, utility closures, the police address, and the international mover. School families count back from the last school day, not from the ticket.
Each guide gives the official process with source links and effective dates, plus the pitfalls we have recorded from real cases. Anything requiring a licence is referred to registered providers only.
